It further considers the proposal not to be in scale and character with the surrounding area.

In addition the proximity of the protected trees to the eastern boundary means they would be likely to overshadow the outlook of the main elevation and the private amenity space. This would result in a loss of amenity for occupiers of the main habitable rooms as well as the amenity space and would be likely to result in pressure to fell or lop the trees, and as such would be contrary to Policies BD5, GP5, N13 and N23 of the UDP, to advice contained in SPG Neighbourhoods’ for Living and to RDA4 Distance to Trees. 3) The Local Planning Authority considers that the proposed development would be likely to lead to the loss of trees and hedging within and adjoining the site, both through root zone damage caused by extensive excavation, removal of frontage vegetation as well as pressure to fell, to the detriment of the prevailing street scene and to the character and appearance of the area, and is thereby contrary to Leeds Unitary Development Plan Policies GP5, BD5, N13, and N23, to advice contained in SPG Neighbourhoods’ for Living and RDA4 Distance to Trees. |

The Parish Council considers there is no material change to the previous application and therefore objects on the following grounds: 1. This is a residential development of a small holding, effectively a change of use. 2. It is in an isolated residential development within a Green Belt location without any links to previous occupation of land –erosion of the countryside, contrary to UDP N1,N2,N33 and GP6 and VDS 3.1 3. It will set a precedent for further development of adjourning land. |
