Change of use of barns to form four 3-bedroom houses including extensions, associated parking and alterations to access. |
The Parish Council objects to this application. 1. It is contrary to GB4 in the following - GB ii - the building are not in a general sound physical condition…without need of substantial rebuilding. The structural survey report states ' the building will require a combination of extensive maintenance, localised repairs and some rebuilding to convert the 19th century buildings to current standards ' (4.02) and 'the state of the buildings A and B are in a very variable condition' (6.02). GB iv - the conversion of the buildings to residential use is of a scale which would produce a new hamlet in the green belt by virtue of the number of dwellings there doubling from four to eight. 2. If the existing area were deemed to be an existing settlement the the application is contrary to GB6(i) because the buildings are not in generally sound condition and are effectively derelict. 3. The application is contrary to PPS1 in that the development would take place in what is clearly not a sustainable location, there being no public transport and no facilities making access to a motor vehicle essential. |

The Parish Council objects to this application due to its impact on street scene and the loss of green area to parking at a Victorian villa. This is highlighted in the Bramhope Village Design Statement UDP 24 s4.16 which states that 'The open nature of existing developments in the village created by grass verges, wide footways, trees and gardens, is an attractive feature of the village and should be protected.' |

|
Two storey rear extension (resubmission from P/09/04225)
|
Millhouse Farm is one of 23 noteworthy buildings and landmarks specifically mentioned in the Bramhope Village Design Statement (p26). Historically it is one of the oldest buildings in Bramhope. The proposed development is inappropriate as it fails to respect the design of the original dwelling. It would have an adverse impact on the street scene and the glazed atrium is a particularly unsympathetic aspect of the proposed development.
